Yes! Your rent at the Grove covers all utilities; water, sewer, trash, even premium cable and high speed internet! We also take care of all of your electricity usage up to $25 per room. If you go over this allowance the overage amount will be divided between all of the residents in that unit.

Yes! High-speed internet is part of your all-inclusive lifestyle at the Grove. Let’s be honest, you can’t write that research paper or catch up on Scandal without it. Each bedroom is setup with its own Ethernet jack, so just plug in your own router and you’re good to go. For the fastest possible connection, we recommend that each roommate utilizes their own router rather than sharing.

Yes! Every apartment is wired for a huge lineup of cable TV channels. You just supply the TV!

The Grove Ames does not offer a cafeteria or onsite student dining. We do, however, have full kitchens in each and every apartment! Unleash your inner Emeril by whipping up delicious meals in the comfort of your own home. Hate washing dishes? Stick them in your full-size dishwasher and let your amenities do the work for you. Don’t always feel like cooking? We have several resident events every month that feature free food! Call our office to learn more.

Yes! Friendly dogs and cats that fall within the Grove’s size and weight limits are welcomed! We know how important your furry friends and four-legged buddies are to you, and we can’t wait to meet them! Pets do require a one-time pet fee along with additional monthly rent, so please contact our General Manager to make sure we can accommodate your pet.

The Grove Ames offers individual leases per person, NOT per apartment. This means that if your roommate fails to pay their rent, you will not be held responsible.

Rates vary depending on floor plan and time of year. Generally, the sooner you sign a lease, the better chance you have of securing a lower rate. For the most up to date rates and promotions, please contact our friendly staff at the front desk.

Yes! All of our apartments are fully furnished. Each bedroom includes a full-size bed with mattress, desk, desk chair, nightstand, and dresser. The furniture in the common spaces varies depending on the size of the apartment, but can include a dining table and chairs, sofa, arm chair, and coffee table or ottoman.

When you sign your lease, you will pay a $60 application fee and a one-time community fee for unlimited use of our awesome amenities throughout the year. After that, the only additional fee you will see is $4.50 per month for Conservice, our utility management company.

Of course! When you fill out your application, our Grove staffer will show you where to put this information. Simply write the name of your future roomie(s) in the designated spot and we’ll make sure you are placed together.

No worries! Let us play matchmaker. When you fill out your lease agreement, you will also be given a resident profile card which includes a questionnaire about your lifestyle and preferences. If you need to be matched with a roomie, we will use this information to find you roommates with similar interests! We take roommate matching very seriously and spend a lot of time making sure that we find just the right fit.

Nope. The Grove is leased on a first come, first serve basis. That’s one of the reasons it is so important to sign your lease early for the upcoming school year.

Yep! As long as you have discussed your guest’s stay with your roommates, you may have an overnight guest for up to three consecutive nights. Remember that guest parking is limited, so don’t forget to make sure they have the proper guest parking pass during their stay to prevent their car from being towed.

First of all, CONGRATULATIONS! Secondly, the Grove does not allow residents out of their lease agreements due to graduation. We do, however, allow residents to find someone to take over their lease. If you wish to go this route, please note that you are solely responsible for finding this replacement and having them complete a lease takeover before you are relieved of your financial responsibilities. Please contact the front desk for additional information.

Yes! We have onsite parking at the Grove Ames. When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.

Yes! Parking is free for all registered Grove residents. Park it like it’s hot.

Nope. Living at the Grove offers residents the freedom to come and go as they wish, though we do have time restrictions on some of our amenities. That being said, we ask tenants and their guests to behave in a mature, responsible manner towards their fellow residents and remember that everyone is here to have an amazing living experience while excelling academically. We also enforce designated quiet hours during the week as outlined in your lease.

Kind of. While they aren’t your traditional dormitory RAs, the Grove Ames does have a group of awesome Community Assistants! These high-energy CAs live at the Grove and are available 24 hours a day to assist you. Most often, our CAs are students just like you who love helping out and running amazing social events and recreational activities at the property. Interested in working where you live? Stop by the front desk, we’re always hiring!

No. Smoking is not allowed in apartments or any of the amenities at the Grove. Breaking this rule can result in steep fines, so best to steer clear. If you need to smoke, we ask that you locate one of our designated smoking areas and be sure to dispose of your cigarette butts properly.

Parent Information


All Grove residents are required to have property damage liability insurance before they move in. This is different than traditional renters insurance. As their guarantor, you have the option of adding this on to your current homeowner's policy (just be sure that the name and address match your resident's information at the Grove). If that doesn't work for you, the Grove can assist your resident in obtaining TLL insurance through a third-party vendor.
